Vedara Stevenson · Austin Investor Representation

My Investing Strategy

A disciplined, five-phase investment process designed to help Austin investors identify, acquire, and optimize real estate assets — from market analysis to long-term portfolio growth.

Market Analysis & Deal Identification

Finding a great investment property in Austin starts long before you tour a single address. We begin by defining your investment criteria — target return metrics, property type, geographic focus, and hold period — then systematically search the market for opportunities that match your parameters, not just what's available.

Define Your Investment Criteria
Cash-on-cash return targets, cap rate thresholds, geographic focus areas, property type preference, and minimum cash flow requirements are established upfront so we're searching with purpose — not browsing.
Off-Market & MLS Opportunity Sourcing
I work with investor networks and track days-on-market patterns, price reduction histories, and distressed situations. Many of the best Austin investment deals are found before they go public or after they've been overlooked by the market.
Neighborhood Demand Analysis
Austin's rental demand varies dramatically by zip code. We analyze vacancy rates, rent trends, tenant profiles, and infrastructure investment patterns to identify areas with durable demand — not just current hype.
Preliminary Deal Screening
Every potential property is screened against your return targets before we schedule a tour. This saves time and protects you from emotional attachment to properties that don't work financially before you ever walk through the door.
Due Diligence & Full Underwriting

In real estate investing, the profit is made at acquisition. A thorough underwriting process before you commit to a purchase protects your return and your capital. We don't buy based on hope — we buy based on numbers, verified by a systematic due diligence process.

Investment Property Analysis
Full underwriting of every deal: gross scheduled rent, vacancy allowance, operating expenses (taxes, insurance, management, maintenance, CapEx reserves), NOI, cap rate, cash-on-cash return, and GRM — modeled in conservative, base, and optimistic scenarios.
Rent Comparable Analysis
I run active rental comps from actual lease data — not Zillow Rent Zestimates — to establish realistic rent expectations before you commit. Overstated rent projections are the #1 way investors get burned on Austin properties.
Physical Due Diligence
Investment property inspections go deeper than a standard buyer inspection. We look at systems age and remaining useful life, deferred maintenance that affects your first-year cash flow, and renovation potential that may increase value or rental income.
Title, Legal & Entity Structure
We verify clean title, review any existing leases or tenancy situations, and coordinate with your CPA or attorney on the optimal acquisition entity structure — LLC, trust, or personal — based on your tax and liability situation.
Strategic Acquisition & Financing

Negotiating an investment property acquisition requires a different lens than a primary residence purchase. Emotion is removed from the equation. Price, financing contingencies, inspection terms, and closing structure all serve the investment thesis — and every dollar negotiated at closing is a direct return on capital.

Offer Strategy for Investors
Investment offers are structured to protect your option period rights while remaining competitive. We analyze seller motivation, days on market, price history, and comparable investor transactions to build an offer strategy that maximizes your negotiating leverage.
Financing Coordination
I work with lenders experienced in Austin investment property — conventional investment loans, DSCR loans, portfolio loans, and bridge financing for value-add acquisitions. The right loan structure significantly impacts your first-year and long-term return profile.
Inspection & Repair Negotiation
Post-inspection, we negotiate strategically — requesting credits for items that affect your operating expenses rather than repairs that may not meet investor-grade standards. A $5,000 credit is often worth more than a $5,000 repair in the seller's hands.
Closing Coordination
Investment property closings often involve more complexity — existing tenants, prorated rent and deposits, lease assignment, and entity vesting. I coordinate with the title company and all parties to ensure a clean, properly structured closing.
Asset Management & Optimization

Acquisition is the beginning, not the end. How you operate a rental property in the first 12 months significantly determines whether your investment meets its return targets. I remain a resource for my investor clients after closing — from property management referrals to rent optimization strategy.

Property Management Connections
I maintain relationships with Austin's most professional property management companies and can match you with the right manager for your property type, location, and investment approach. Self-managing is an option — but rarely the highest-return use of your time.
Rent Pricing Strategy
Austin's rental market moves. I'll keep you current on rent trends in your property's neighborhood so you can price competitively at renewal time — reducing vacancy while protecting income. Leaving money on the table at renewal is a recurring, compounding cost.
Value-Add Improvement Strategy
If your property has value-add potential — cosmetic updates, unit additions, accessory dwelling units (ADUs) — I'll help you evaluate which improvements deliver the best return on investment in Austin's current market before you commit capital.
Annual Property Review
Every year, we review your property's performance against your original underwriting. Are you hitting your cash-on-cash targets? Has equity appreciation created a refinancing or 1031 opportunity? Is your rent market-aligned? These conversations protect your portfolio.
Exit Strategy & Portfolio Growth

Every investment property acquisition should have a defined exit strategy from day one — even if that strategy is to hold indefinitely. Understanding your options and decision triggers ensures you maximize the value of each asset and make intentional moves as your portfolio grows.

Hold vs. Sell Analysis
When your Austin property has appreciated significantly, we evaluate the hold-vs.-sell decision systematically: remaining appreciation potential, current cap rate relative to market, alternative deployment of equity, and your portfolio's overall balance. No emotional decisions — only financial ones.
1031 Exchange Strategy
Selling an investment property doesn't have to trigger a capital gains tax event. A properly executed 1031 exchange allows you to defer 100% of capital gains by rolling proceeds into a like-kind replacement property. I coordinate with 1031 exchange intermediaries and help identify replacement properties within the required identification window.
Portfolio Scaling
As your Austin portfolio grows, the equity in your existing properties becomes the fuel for the next acquisition — through cash-out refinancing, portfolio loans, or 1031 exchange proceeds. I help investor clients build a systematic acquisition cadence that compounds returns over time.
Long-Term Wealth Planning
Real estate wealth built over decades has specific planning implications — depreciation recapture, stepped-up basis planning, legacy considerations, and entity structure optimization. I work alongside your CPA and estate planning attorney to ensure your portfolio strategy aligns with your broader financial picture.
Vedara's #1 Tip for Austin Investors
The best Austin investment deals go to buyers who are prepared — pre-approved, underwriting-literate, and ready to move when the right property appears. Most great opportunities don't wait for indecision. Let's build your investor profile before you need it so you can act with speed and confidence when the right deal surfaces.
